Additional investment in green building construction can be recovered in less than four years through operational cost savings. This conclusion was presented by Sutikno during the defense of his doctoral dissertation in the Doctoral Program in Civil Engineering at Untar on Tuesday (9/9/2025) at the Auditorium of Building M, Campus I Untar.
In his dissertation titled “Cost-Effective Building Construction Model Based on GREENSHIP Rating Assessment Using Value Engineering and Lifecycle Cost Analysis Methods,” Sutikno highlighted the requirement to comply with environmentally friendly building standards following the enactment of the Minister of Public Works and Housing Regulation No. 21 of 2021. The regulation stipulates that all new buildings must meet green building criteria to obtain building permits and certificates of occupancy.
Despite these requirements, many stakeholders still perceive green building construction as more expensive. Sutikno’s research offers a calculation model that considers not only initial construction costs but also operational expenses throughout a building’s lifecycle. Using this approach, the study found that savings in energy consumption, water usage, and maintenance costs can offset the additional investment within less than four years.
“The implementation of this model demonstrates that investing in green buildings is not a burden, but rather a long-term cost-saving solution,” said Sutikno.
The research was recognized for its contribution in integrating several calculation methods into a more comprehensive model. From a practical perspective, the model can be utilized by governments and property developers in formulating green housing policies, strengthening commitments to sustainable development, and promoting public understanding that green buildings are more efficient and environmentally beneficial.
“I dedicate this research not only to the advancement of knowledge, but also to providing practical solutions for Indonesia’s construction and property sectors,” Sutikno stated. He expressed hope that the findings of his dissertation would serve as a reference for policymakers and industry practitioners, encouraging them to view green development as an investment in the future.
The doctoral promotion session was chaired by Prof. Dr. Amad Sudiro, with Prof. Dr. Ir. Sarwono Hardjomuljadi serving as the principal supervisor and Dr. Ir. Henny Wiyanto as co-supervisor. The examination committee was chaired by Ir. Harto Tanujaya.
Sutikno is the President Director of PT Mata Hari Cemerlang, PT Strategi Alam Semesta, and PT Cahaya Bangsa Harapan Bersama.
